Your Inspection Done Right from Start to Finish

Whether you’re buying your first home in San Diego, listing a property in North County, or keeping tabs on a place you’ve owned for years, your inspection with JRC Inspections is built to be thorough, informative, and worth every minute.

From the moment you schedule to the moment your report lands in your inbox, we keep things straightforward and communicative. Jamie follows the Standards of Practice set by InterNACHI, one of the leading professional associations in the home inspection field. That means every major system and component gets evaluated, from the roof down to the foundation, and anything that raises a concern gets documented clearly.

One of the things that sets your inspection apart from others is the technology we bring to the job. We use a professional infrared camera to detect heat anomalies that can indicate moisture intrusion, missing insulation, electrical hotspots, and more. We also fly a drone to get a safe, close-up look at roofs and areas that aren’t accessible by ladder. These tools give you a more complete picture of the property’s condition than a standard visual inspection alone.

After we’ve wrapped up the walkthrough, we’ll go over the key findings with you and your real estate agent on-site so you can ask questions and get answers in plain language. Your full report will be delivered within 24 hours.

Frequently Asked Questions

A home inspection is a visual assessment of a property’s major systems and components, including the roof, attic, foundation, electrical panel, plumbing, HVAC, windows, doors, and built-in appliances. At JRC Inspections, we also bring infrared camera and drone technology to give you an even deeper look at the property. Depending on the size of the home, most inspections take between two and four hours.

If you’re the seller or current occupant, make sure the inspector has access to all areas of the home, including the attic hatch, crawlspace entry, electrical panel, and any outbuildings. Clear some space around the perimeter of the home and make sure all utilities are on. If you have pets, please make arrangements to contain or remove them during the inspection.

No. A home inspection isn’t a pass/fail test. It’s a detailed look at the condition of the property at a specific point in time. The report will document what we found, including items that are functioning properly, things that need maintenance, and any issues that warrant further evaluation or repair. It’s information, not judgment.

Absolutely. We encourage buyers to be present, especially toward the end of the inspection when we walk through the key findings. There’s no substitute for seeing things in person, and it gives you the chance to ask questions before the report is finalized.

Finding issues isn’t unusual, and it’s exactly why inspections exist. Your report gives you solid, documented information to work with, whether that means requesting repairs, negotiating the sale price, or simply budgeting for future maintenance. Our Spectora reports include a built-in Repair Request tool that makes it easy to pull findings directly into negotiation documents.

No. Home inspectors evaluate and report on a property’s condition. Performing repairs on inspected properties would create a conflict of interest, and it’s outside the scope of what an inspector does. What you will get is a clear explanation of what was found and guidance on what kind of professional to consult for each issue.

5 Reasons Your Inspection Matters

You'll Have Real Leverage

When a buyer holds a detailed inspection report, they have documented evidence to support repair requests, price adjustments, or other negotiation points. Sellers benefit too, because a pre-listing inspection lets them get ahead of potential deal-breakers before buyers ever walk in the door.

Safety Gets Evaluated

Your inspection looks at the things that matter most for the health and safety of the people living in the home. Electrical wiring, gas connections, structural integrity, and environmental concerns all get assessed during a thorough inspection.

You'll Know What's Coming

Some components of a home are perfectly functional today but are nearing the end of their expected lifespan. Understanding that gives you the opportunity to budget for upcoming replacements before they become emergencies.

Sellers Build Credibility

Listing a home with a recent inspection report signals to buyers that the seller is being upfront about the property's condition. That transparency tends to attract more serious offers and reduce the chances of surprises derailing a deal.

You Walk Away Informed

At the end of the day, knowing the condition of a property before a transaction closes is simply good practice. It reduces the risk of unexpected costs, gives everyone at the table a shared understanding of what they're working with, and helps real estate decisions feel less like a leap of faith.
